Phase 1: Plan

Feasibility Review
We review zoning regulations, site conditions, and project parameters to confirm the home you want to build is achievable on your property.
Project Planning
Preliminary budgeting and early planning ensure the project scope aligns with your investment expectations before design progresses.
Architectural Design
Working with the architect, we develop the overall design of the home including floor plans, layout, and exterior architecture.
Interior Design & Selections
During this stage we finalize interior layouts and material selections including kitchens, flooring, fixtures, and finishes.
Phase 2: Prepare
Engineering, Permits, Final Approval
Engineering & Technical Design
We coordinate the full consultant team including structural, geotechnical, civil, and energy advisors to complete the technical design of the home.
Permit Application
Our team prepares and submits the full permit package and manages communication with the municipality throughout the approval process.
Final Pricing & Construction Agreement
Once the design and scope are finalized, we provide the complete construction price along with the detailed scope of work and project agreement.
Phase 3: Build
Construction, Quality, Delivery
Construction
Our team manages the full construction process including scheduling, trade coordination, inspections, and quality control.
Project Updates
Throughout construction we provide regular progress updates so you can follow the progress of your home.
Completion & Walkthrough
As the home nears completion we conduct a detailed walkthrough to review all finishes and ensure everything meets our standards.
Move-In & Warranty
Once the home is complete and occupancy is issued, we provide home orientation and warranty documentation before handing over the keys.

By the end of this phase, the home has been fully defined with detailed drawings, specifications, and material selections.

Fixed Construction Pricing
Once the design, engineering, and selections are complete, we provide a fixed construction price along with a clearly defined scope of work.
